Selling a home is stressful and can be emotional, a journey many people are not prepared for. All a buyer cares for is paying fair market value. By overpricing your home it can actually lead to a LOWER sale price than if you would have priced it correctly from the beginning. Even if a buyer agrees to pay your price, his/her bank has to approve the mortgage. They will send an appraiser to asses your property's true value. If overpriced, they will not be able to close unless they can come up with the difference or you finally decide to bring the price down. The first few weeks are so important as new listings get a lot more attention, do not miss out. Make sure your home is priced fairly and competitively so you can sell soon, reduce stress for you and your family and make sure it gets the attention and trafiic it deserves. It is not the realtor who 'promises' you the highest sale price, it's the one who asseses the value of your home fairly that will help you reach your goal, TO SELL
