The Asheville-Hendersonville Real Estate Market remains Strong!

ASHEVILLE Metro Area: Ended the year on an up-note. December home sales registered at almost 30% higher than in 2019 with 844 homes sold. Year-end figures show sales for all of 2020 increased by almost 10%. Pending contracts show buyer demand 'will continue to be strong' this year as 618 properties entered the pipeline of sales during the month of January. New listings rose almost 19% year-over-year across the AVL area although new listings where down 7% compared to 2019 with a lower inventory likely due to the (pandemic) spring selling season of 2020. Average sale price of $376,305 rose 13% compared to 2019. Inventory fell 51.4% year-over-year leaving only 1.7 months of supply, will continue to be challenged in 2021. Overall homes will continue to sell QUICKLY and nearly all at asking price which is good for sellers and a challenge for buyers. 'Sleeping over it' is currently a recommendation best left to the past...

Home sales were strong overall in the Blue Ridge Mountains of Buncombe County (Asheville, Black Mountain, Leceister, Weaverville, Biltmore Forest, Fairview, Swannanoa, Arden, Fletcher, Candler,...). Median sales price ended at $339,000 with inventory down about 47% year-over-year with most of the sellers receiving asking price. The dynamics of 'low supply' and 'high demand' will continue in 2021.

Henderson County: Pending sales in December 2020 were also positive and rose almost 10% over December 2019. Henderson County's home sales rose almost 11% over 2019 with a total of 2,313 homes sold in 2020.  New listing avtivity for 2020 was weak and down 10% compared to 2019.  However, Hendersonville County has enjoyed high demand from buyers in 2020, which yielded steady sales throughout the year and should continue in 2021. As in the Asheville area, inventory situation is constrained and fell almost 52% year-to-year. Median sale price at year-end was $309,000 which is about 13% higher than in 2019.
